It’s best to start this testimonial with a bit of context on our relationship with Will and how it came about. Last year (March 2019), my wife and I received the exciting news that we would be starting the journey of parenthood later in December so as many stories like these begin, we decided to start looking at expanding our current living situation. When we decided to put our house on the market (July 2019) we had illusions (or maybe delusions) of grandeur as we assumed living in the desirable in-town neighborhood of Inman Park and near the Beltline would sell itself but as most journeys go, we, unfortunately, did not receive the offer’s we hoped for. We used a company known for a more “by owner” sales approach as we thought that maximizing our value was important as well as the assumption that it would be “easy” to sell in a seller’s market. So, when we pulled our house off the market (September 2019), we were flooded with calls from agent’s hoping that they could have a crack at selling our home. With the pending arrival of our little one, I politely declined as timing was not in our favor but one of the names that reached out was Will Letton. At first, I was struck by his professional approach (not some ambulance chaser like most!) and his thoughtfulness around our situation. He asked at the end of the call if he could keep in touch and I said to reach back out to me at the beginning of the year to see how things settle down post the birth. As I have to come to find out, Will is a man of his word and in January he contacted me to see how things were going with the newborn but never mentioned wanting to represent us in selling our home. Instead it was a polite reach out so when it finally came to sell our home, Will was on the shortlist of agents we wanted to interview. We met with multiple agents and they all presented various approaches to selling our home. It was dizzying but my wife and I both came away knowing that Will was the right person to help lead us on the next step of this journey. Will quickly mobilized his team of experts including photographers, stagers and marketing teams to get our house on the market. Within days, we were making “adjustments” to our home that didn’t require major investments (one of the agents thought $5k in enhancements and professional staging furniture would help) and we were ready to go! As we prepared to “go-live”, Will was already promoting the home during the coming soon period and had multiple showings during that time. Low and behold, we received an offer so when it came down to decide whether to accept, we left it up to Will to guide us. He thought that based on his experience and current situation that we should leave the offer (as it was below list) and hit the open market! Sure, we heard that the first offer normally is the best, but we trusted Will. We worked together to give him ample access to our house so we could maximize showings and planned to get away for a short trip to her parents. Will had open houses scheduled for the first weekend and was as committed to selling our home as we were (he even planned to be at all the showings to answer questions of the home and text me as they were happening). With the house listed on a Tuesday he had multiple showings each of the first few days and as he predicted, we had multiple offers by day 2. So, when it came to decide on how to handle this situation (it’s really not that easy!), we again left it up to him to decide how best to tackle and by Thursday we were under contract! Getting under contract is just the middle of the story! Will was there during the home inspection and walked us through the repair requests/punch list which is quite stressful. He was in constant contact during the “dead period” giving us updates on the buyer’s progress to secure lending and working with the closing attorney team to make the final days as easy as possible. With the final walkthrough taking place, he continued his constant contact with my wife and I as well as the buyer. My wife and I don’t write many testimonials but with Will it was something we knew we had to do. He is the first person we will call if we are ever in this situation and, more importantly, the first person we would have our friends reach out to when they are looking to sell or buy their home. Will is an outstanding agent but an even better person and someone you would want to work with in one of the more important times of your life! From the beginning, Will didn’t look at this as just a transaction but a relationship which is one of the best compliments, I can provide someone as a professional.
