Atlanta is a cultural epicenter for both Georgia and the American south. The city is home to a variety of walkable neighborhoods, the famous Piedmont Park, award-winning restaurants, and the renowned Fox Theatre. 

If you’re interested in relocating to Atlanta, let this list be your guide for where to begin your property search. From Ansley Park to Virginia Highland, the following list is a breakdown of Atlanta’s most popular, most livable neighborhoods to invest in for the future.

Ansley Park

Located just north of Midtown is Ansley Park. With a population of about 23,000 people and approximately 13,000 homes, Ansley Park is a stylish residential hub in Atlanta. Developed in 1904, this sophisticated community was the first in Atlanta to be planned for car use. The tree-lined streets are wide and winding, which allows a good flow of car, bike, and foot traffic, and promotes walkability. The homes in Ansley Park boast European elegance—so much so that the entire neighborhood has been designated as a Historic District. For families with children, Ansley Park is a part of the diverse and reputable Atlanta Public School district. 

Ansley Park’s residential attraction is emphasized by the century’s old Ansley Golf Club. At this family-oriented club, members can enjoy a warm, friendly atmosphere and access to a wide range of amenities. Other nearby attractions include the High Museum of Art and the Atlanta Botanical Garden.

Midtown 

Midtown is the heart of Atlanta’s hustle and bustle with a population of about 41,000 people.

Many of the properties in Midtown have received modern renovations, and there’s a good supply of condos and apartments suited for single-family living, as well. Midtown has also preserved a nice collection of Victorian-style homes and townhomes ideal for small families. Midtown is also big on accessibility, and there is public transportation conveniently located throughout the neighborhood.

There are a variety of both public and private K-12 schools in Midtown. The prestigious universities of Georgia Tech and Emory University Hospital-Midtown have put the neighborhood on the map for erudite home buyers, and the schools’ focus on technology and science has made Midtown an Atlanta hot spot for start-up companies.

In the center of Midtown is the famed 189-acre Piedmont Park, which features paved paths, a dog park, picnic areas, and sports fields and courts. The park also hosts events throughout the year, with the most popular being the artistic Atlanta Dogwood Festival. Once a former movie palace, the celebrated Fox Theatre is one of Atlanta’s premier performing arts venues. From classy Broadway musicals to stand-up comedy, the Fox Theatre has it all.

Midtown also offers an array of high-end eateries and shops for residents to patronize. The energetic nightlife in Midtown makes this desirable community a favorite among couples and young professionals. If you want to be in the middle of Atlanta’s hippest happenings, Midtown is the place for you.

Old Fourth Ward

Old Fourth Ward is as historic as it is chic. Founded in the early 1800s, this urban oasis in Atlanta continues to evolve and grow. Currently, the population of Old Fourth Ward is a little under 13,000.

The properties in Old Fourth Ward feature a blend of Victorian homes, Craftsman bungalows, and contemporary condos and apartments. Residents mainly consist of single students and young professionals with a retiring number of small families mixed in. In terms of education, Old Fourth Ward is a part of the Atlanta Public School district with the Kindezi Old Fourth Ward serving grades K-8 with STEAM learning.

What used to be an industrial area is now a trendy community with all sorts of local eateries and indie boutiques. Irwin Street Market sells artisan food and beverages and Ponce City Market is a stylish shopping complex. Old Fourth Ward is even the birthplace of civil rights leader Martin Luther King, Jr., and there are historic sites throughout the community honoring him and his legacy.

For those who like to stay active, the Atlanta BeltLine Eastside Trail is a renovated railway line that now serves as a walking and biking trail. The Historic Fourth Ward Park is another favored attraction, featuring a skate park, lake, outdoor theater, and splash pad.

Morningside

Morningside is a quaint, upscale community located to the northeast of Midtown. The area is often referred to as Morningside/Lenox Park since they are closely intertwined. The neighborhood was established in the early 1900s and has just under 10,000 residents and around 3,500 homes.

The properties found in Morningside range from historic Tudor homes to bungalows surrounded by greenery. Residents of Morningside enjoy a tight-knit and active community.  Schooling options in the neighborhood include Morningside Elementary, Inman Middle, and Grady High.

The Morningside Farmers’ Market is held year-round and adds to the fun and active vibe of the community. Established in 1995, it’s considered one of Atlanta’s best farmers’ markets. Residents can purchase local produce, baked goods, flowers, and bath soaps. One visit to Morningside and you are bound to fall in love with this lush neighborhood.

Virginia Highland

Also bordering Midtown Atlanta is the artsy neighborhood of Virginia Highland. The population consists of about 7,800 people and the community is well-liked by singles and young families. 

Virginia Highland came to fruition between the late 1800s and early 1900s. Typical dwellings include quaint cottages and urban bungalows, with a few newly built houses and townhomes mixed in. Throughout the neighborhood, you will see rolling hills and vibrant trees that turn bright red, orange, and yellow during the fall. The schools in Virginia Highland are superb as well. Choices for K-12 schooling include Spark Elementary, Morningside Elementary, Inman Middle School, and Gray High School.

This hip community is also extremely walkable, due to its tree-lined streets and eclectic mix of shopping and dining. Virginia Highland is also home to a number of beloved community festivals. The Summerfest is a local favorite that features over 250 different fine artists and food vendors along with live music and a 5K run. Virginia Highland also offers many great public parks for residents to enjoy with their families or furry friends. Parks in the vicinity include Wildwood, Piedmont, New Highland, John Howell, and Orme. Virginia Highland’s familial atmosphere certainly makes it one of Atlanta’s best neighborhoods to own a home.
